看傻了...澳洲房价太狠了!又一批地区房价破百万!

过去一年,房价一路狂飙,全澳已经有160多个地区正式加入“百万澳元俱乐部”,买房这件事,真的越来越不友好了...

根据PropTrack最新数据,

昆州成了最大赢家(或者说“最贵赢家”),中位房价突破百万的地区多达51个,不只是市区,连偏远地区也没能躲过。紧随其后的是:

新州:41个

西澳:39个

南澳:31个

维州:3个

更夸张的是,现在全国已经有超过1500个地区和城镇的中位房价达到或超过100万澳元。

业内人士表示,房价上涨并不是偶然,而是多重因素一起推着走,而且这种趋势在新的一年里大概率还会继续。

REA集团高级经济学家Anne Flaherty表示:

虽然有些地区的房价出现回调,但上涨的地区更多,而且所有首府城市的整体房价都在往上走。

她指出,进入百万澳元俱乐部的地区类型非常多样,这一点相当有意思。

“从整体来看,我们预计到2026年房价还会继续上涨,”Anne Flaherty表示,“只是涨幅不会再像之前那么疯狂。”

她还提到,利率走势和政府购房激励政策,尤其是5%首付计划,在这波房价上涨中起到了关键作用。

“目前来看,利率很可能会在一段时间内保持稳定,”她表示。

但问题也随之而来。

Anne Flaherty指出,5%首付计划虽然帮助了不少首次购房者,却也推高了原本较便宜地区的房价,让住房可负担性变得更紧张。

她表示:“现在,对中等收入家庭来说,真正买得起的房子,连五分之一都不到”。

Ray White集团首席经济学家 Nerida Conisbee 也表示,很多首次购房者为了抢到房子,在政策上限前不断加价,结果反而把自己推向了买不起的局面。

“我们看到低价市场涨得非常猛,很大程度上是因为首次购房者补贴计划扩大了”

她也坦言,大家都明白为什么5%首付计划这么受欢迎,但它可能正在让问题变得更严重。

再加上建房成本持续走高,不少人只能转向成熟的二手房市场,进一步推高了房价。

Nerida Conisbee 预计,到2026年,房价仍将继续上涨,而低端市场很可能会继续跑赢其他板块。
